From Informal Knowledge to Recognised Training
Most Block Managers learn health and safety on the job, picking up knowledge from colleagues, contractors, site visits and webinars.
That experience matters, but it is rarely structured or easy to evidence when an employer, client or regulator asks what formal training has been completed.
Block Safety Essentials has been created to close that gap. It takes learners from informal knowledge to structured training, recognised certificates and an evidenced CPD record.
Why Now?
The Grenfell Tower tragedy led to major changes in building safety regulation and professional accountability.
Block Managers are now expected to understand fire risk assessments, recurring asset testing, safety case reports, contractor management and their own responsibilities within the wider safety management system.
Generic health and safety courses rarely deal with the realities of blocks of flats. This programme applies the legal and management principles directly to communal areas, fire doors, plant rooms, lifts, bin stores, contractors and residents.
What the Programme Covers
The programme is fully online and delivered across five sections using professionally filmed lessons, written guidance, activities and section tests.
Section 1: Introduction
An introduction to the programme and the recurring health and safety risks and responsibilities found in residential blocks.
Section 2: IOSH-Approved Managing Safely
The full IOSH-Approved Managing Safely course, covering:

Common workplace hazards

Measuring safety performance
Learners who pass the assessment receive the IOSH Managing Safely certificate.
Section 3: Core Block Management Health and Safety

Section 4: Key Risk Considerations

The programme is authored and presented by Joe Mallon MRICS FTPI, founder of The Block Coach.
Joe is a Chartered Surveyor and Fellow of The Property Institute with more than two decades of experience in the property sector. He co-founded JFM Block & Estate Management and helped grow it from a two-person start-up to more than 60 team members managing nearly 12,000 homes.
